Create a Free Account

Whether you're buying or selling, everything starts with the creation of a free, homesale.plus account. When you're signed in to your account you can enjoy all of the features and benefits that homesale.plus has to offer. You can view all due diligence documents associated with a property and register to participate in its sale. The Create Account link can be found in the upper right corner of the site. If you have a real estate agent, your agent can link their account to yours and submit offers on your behalf.

Find a Property

To find a property on homesale.plus, simply enter an address, city, state or zipcode in the search box at the top of this page. The property you are searching for may be a Featured Sale, in which case it will also be listed on our homepage. The direct link for every homesale.plus property is specified in the Agent Remarks section of the MLS listing, so you can also ask your real estate agent for the direct link. The MLS does not permit publication of web addresses to the public, only to agents.

Register to Make Offer

In order to participate in a homesale.plus sale you must register as a buyer for the property you are interested in. You can only register if you have created a homesale.plus account and are signed in. You will be asked to submit a pre-approval letter from a financial institution, or a bank statement if you will be paying cash, evidencing your ability to close at the highest offer you might make. Remember that sale price on homesale.plus does not include commissions or other closing costs, which will be added to the sale price to make contract price.

Make Offer

With homesale.plus, buyers compete online by submitting offers in an open format and communicating with sellers via comments that are visible to all parties. There are five offer parameters - Price, type of finance/contingency (none if cash), down payment (100% if cash), whether there is an inspection contingency, and days to close. All other conditions or contigencies are specified via comments which, as with the offer parameters, are visible to all. There is a fixed time period for making offers, during which period you may cancel or change your offer at any time.

Offer Acceptance and Close

When the offer period ends you will no longer be able to cancel or change your offer. There is then a short decision period during which the seller will decide if they wish to accept an offer. If your offer is accepted, you and your agent will be notified immediately and your agent will prepare and submit a contract reflecting the terms of your offer. From this point forward, everything will proceed as with a typical real estate transaction.
