How it Works

GET LISTED

Fill out the simple form by clicking GET STARTED. An experienced, local real estate agent will be in touch with you right away. The entire, simple process will be explained and all your questions answered.

Provide some basic information and a CMA will be produced to help you price your home. When you’ve agreed on a pricing strategy, a listing agreement will be prepared that you can review and sign online.

Once signed, professional photographs will be ordered and the photographer will contact you to schedule a shoot. When your photographs are ready, your home will be listed in the MLS, as well as on Zillow, Trulia, Realtor.com, Redfin, Yahoo, MSN and every other site where MLS listings appear.

SHOW YOUR HOME

If you wish, your agent will send you a lockbox, and will take calls from buyers and buyer agents.

Showings are scheduled entirely at your discretion. We work with ShowingTime, the professionsal scheduling service. You can arrange to be contacted to schedule every showing, or you can set predetermined showing dates/times, even open houses. If you have a lockbox, buyer agents can schedule their own showings, which works well for vacant properties.

Questions from buyers and their agents will be answered by your agent, who will keep you apprised of all activity.

Buyers and their agents will submit their offers online, where you can easily view and compare every detail of each offer.

SELL YOUR HOME

As buyers compete to make their best offers, your agent will help you evaluate the merits of each one, and help you decide which to accept. If you do accept an offer, the offer price will be the amount you receive, commissions will not be deducted from it.

Once an offer is accepted, a contract will be prepared. If there is a buyer agent commission, it will be added to the sale price to make contract price. Again, the offer you accept is the amount you get, no commissions are subtracted from it.

Post contract, your agent will guide you every step of the way through to closing. If issues should arise, having to do with inspections or any other post contract item, your agent will be there to help resolve them. Such items often need to be negotiated and your agent is an expert at handling things.
